Penarth homes and their wiring

Penarth grew quickly as a Victorian seaside town, and a lot of its housing is large and old: tall villas and townhouses with high ceilings, cellars and solid walls, many of them since split into flats. Wiring in houses like these has usually been updated in stages over the decades, and it is common to find a newer consumer unit sitting in front of circuits that are much older than it.

At the other end of the scale are the flats and townhouses around Penarth Marina, built from the late twentieth century on, where the questions are more often about consumer units, EV charging in shared car parks and what a leaseholder is and is not allowed to change.

Much of central Penarth is a conservation area. That does not change the electrical rules, but it does affect anything visible from outside — an external charge point, solar panels on a front roof slope or a meter box on the front elevation — so it is worth a check with the Vale of Glamorgan Council before committing to those.

What we are asked to do in Penarth

  • Rewiring period houses and flat conversions, planned room by room so the house stays liveable and the original plaster and cornicing take as little damage as possible.
  • EICRs for landlords working to the Welsh five-year cycle, which matters in a town with this many converted flats.
  • EV chargers for houses with off-street parking, and the supply checks that should come before them.

Every job is certified, and anything notifiable is notified through our scheme so you get the building regulations compliance certificate. The Welsh rules on that are not the same as England's — see what electrical work needs signing off in Wales.

Questions

Frequently asked questions

Do you cover Penarth even though it is outside Cardiff?

Yes. Penarth, Llandough, Sully and Dinas Powys are all part of our regular area. The Welsh building regulations apply the same way in the Vale of Glamorgan as in Cardiff.

Can you rewire a period house without ruining the plaster?

Not without any disturbance, but with a great deal less than people fear. Using floor voids and loft space, and chasing only where there is no other route, keeps the making-good down. We walk the house with you first and agree where cables will and will not go.

I own a flat at the marina. Can I have an EV charger?

Often, but in shared car parks it depends on the freeholder or management company and on where the supply can come from. Get their agreement in principle first; we can then survey and give them the technical detail they will ask for.
